We are planning to do the sanding and sealing next weekend. I have been looking into different sealant options, and it seems like a water-based polyurethane will hold up better against scratches. I tried that new bistro on Elm Street you mentioned. The pasta was decent, but the tiramisu was fantastic. They have this outdoor seating area in the back that is pretty quiet.
