I think the best approach for the renovation is to tackle the kitchen first since the plumbing and electrical need updating anyway. We could probably get the cabinets refaced rather than replaced to save on costs and still achieve a modern look. The flooring in the living room is in decent shape so I would suggest refinishing rather than full replacement. For paint colors I was thinking a warm gray with white trim would keep the space feeling open. We still need to decide on the timeline because the contractor said they can start in about three weeks but we would need to have materials ordered by next Friday. The budget spreadsheet I put together shows we can stay under the estimate if we go with mid-range fixtures and handle the demolition ourselves over a weekend.
