Plan Amendment SSPA 2023-IV-4S - Adopted Text
The 2026 Edition of the Comprehensive Plan has been updated as a result of Plan Amendment SSPA 2023-IV-4S, adopted by the Board of Supervisors on March 17, 2026.
2026-01 – Boston Boulevard – Costco - On April 11, 2023, the Board of Supervisors (Board) authorized the consideration of a Plan Amendment (PA) for Tax Map Parcel 99-1 ((12)) 24, located at 7375 Boston Boulevard, within Land Unit C of the I-95 Corridor Industrial Area of the Mount Vernon Supervisor District. The Board requested that staff evaluate a Plan Amendment for the site to consider consolidation of Parcel 24 with Tax Map Parcel 99-1 ((12)) C to allow community-serving retail up to 0.25 Floor Area Ratio (FAR) and 12 fuel pumps. The area is planned for Industrial up to 0.50 FAR. The Plan Amendment was processed concurrently with Proffered Condition Amendment/Rezoning PCA-C-526-03/RZ-2023-MV-00023 and Special Exception SE-2023-MV-00045.
On March 17, 2025, the Board of Supervisors adopted an option for community-serving retail uses up to 0.25 Floor Area Ratio (FAR) subject to conditions.
The adopted text for this amendment (adopted text No. 2026-01) can be found here. This amendment revised the Area IV, Springfield Planning District, Belvoir (S5) Community Planning Sector and I-95 Corridor Industrial Area section of the Comprehensive Plan.
