The theme this week is fancy. Blame the holiday season — a time in New York for opulence, cocktail parties, and regret. I headed uptown to Central Park South to see what’s on offer and to fly in the face of affordability. Then I made a pit stop in the land of adorably impractical studios — Sutton Place. To keep the fancy train running, I rounded things off with a stop in Tribeca and then Brooklyn Heights. And because I’m not a total sadist, Crown Heights gets a mention too. |

$5,895, 1-bedroom: Starting out strong in the land of Tudor Revival. This one’s less Tudor and more Emery Roth, and there’s nothing wrong with it. Good parquet and an inoffensive amount of space (1,000 square feet).
$2,800, studio: A stunning apartment for the smallest of people. |

$4,925, 1-bedroom: The photos of the apartment underwhelm, but that doesn’t matter because the lobby is Tudor HEAVEN!!!!!!! |

$2,500, studio: I believe this one’s quite small, but it’s in one of my favorite co-op buildings, facing the East River. Not a single amenity, just like I like it.
$3,950, 1-bedroom: Great floors, some nice personality (see the bathroom tiling).
$10,500, 2-bedroom: Jury’s out on these windows with the mahogany frame. Great shape, but questionable quality. Also, a bit expensive for midtown. |

$2,800, 1-bedroom: The earthy, grotto-like installation above the fireplace is bizarre, but I’m kind of into it. Other highlight includes a tear-shaped window in the living room.
$3,750, 2-bedroom: Charming and could one day be filled with all your knickknacks thanks to the built-in in the kitchen that’s doing the good work. Nicely updated kitchen and bathroom, too. |
